Wednesday Meeting

With all those things going against us, we will continue the fight, we will not bulge from our stand, but we will need to follow their rules to avoid the meeting being cancelled by them at their whims & fancy.

We plead to all of you who are supposed to attend the meeting at this Wednesday afternoon but unable to attend to fill in ( *I/We ) & sign the proxy form ( Signature(s) of parcel purchaser(s) ), scan and email it to forabetterbutl@gmail.com ASAP. We need as many as we can get, at least 10.

Many many thanks in advanced. We will be your proxy & challenge them on your behalf !!!

To all purchaser of Block 1, 2, 3 and 6 of Sri Palma Villa, BUTL.

Please be informed that the application to register our JMB with the Commissioner Of Building has been submitted. The certificate certifying our JMB should be out in two weeks time.

Please also be informed that a meeting between JMB and all purchaser will be held at the Multi Purpose Hall (near the pool) on 20 April 2008 at 1400. All purchaser/owner of the parcel are request to attend. As JMB is still brand new, it have no money thus word of mouth regarding this meeting are highly appreciated.

Among topic to be discuss are:

1. To determine the Management and Maintenance Fee starting 1 April 2008.
2. To determine the interest payable in respect of late payment of the above fee.
3. To elect Block Representative.

And many-many thing.

Purchasers of Sri Palma Villa Block 1, 2, 3 & 6.

The continuation of the JMB first meeting went smoothly yesterday. All the agenda in the meeting were discussed and the best thing is that the JMB get their full support from the attended purchaser.

Although the main JMC was selected on April 3, we elect another 3 owner to be the Block Representative. The Block Representative will function as the eyes and ears to us for repairing or whatsoever that need care and attention. The intention was to have another one representative for Block 6 but non of the purchaser from Block 6 attend the meeting.

Taking over the insurance. Miss Peng from Dataran Mantin told us that the insurance for the building has been expired early this year. This leave us with no choice than to purchase our own insurance for Building Fire Insurance and Public Liability Insurance. This may cost us around RM60,000 for a year premium. Meeting agreed that this need to be done ASAP and shall be the first priority once we sucessful collected our first maintenance fee.

After being show with the fact of the expenditure that need to be paid to maintain the facilities, meeting agreed to set the monthly maintenance fee to RM150.00 and shall be collected monthly. This however is for the period from April 2008 to September 2008 which after that will be revised again. This is becauce during the 6 month period, the pattern of payment and the real figure of maintenance cost can be seen. With that, the maintenance fee can be revised to reflect the real cost of maintenance. A gathering with all house owner will be organised in October 2008 to determine the revised maintenance fee.

Meeting also agreed to set the interest charge to 10% for late payment.

However, the bad news is that JMB still unable to collect the fee as the registration with COB is still in process. Once being approved and received the certificate, bank account can be opened and fee can be collected. We hope the house owner to bear with us and save RM150 for April maintenance fee. We hope, the registration process can be completed before the end of April where we will start sending maintenance fee invoice on May 15, 2008.
